How will my home be marketed?
We provide a yard sign (where allowed by neighborhood rules or municipal ordinances), property marketing materials, and all our listings are entered into Stellar MLS, Florida’s largest MLS, and through syndication, are featured on all public-facing websites like Realtor.com, Zillow, Trulia, Redfin, Homes.com, and many others. In addition, we notify our large email list of new listings and advertise on social media and online.
What areas do you cover?

We service South Sarasota County including Nokomis, North Venice, Venice, Englewood, Wellen Park, and North Port. We expect to expand our service area further into Sarasota County and North Charlotte County in 2025.

What is a Transaction Broker?

Under Florida law, we operate as a Transaction Agency real estate brokerage. This means we serve as facilitators for home sellers and owe our customers the following duties:

  • Deal honestly and fairly.
  • Account for all funds.
  • Use skill, care and diligence.
  • Disclose all known facts that materially affect the value of residential real property and are not readily observable to the buyer.
  • Present all offers and counteroffers in a timely manner.
  • Exercise limited confidentiality, unless waived in writing.

 

How do the recent real estate industry changes affect my home sale?

In short, offers of compensation (real estate commissions) are no longer permitted to be posted on MLS or on ancillary programs or apps connected to MLS. Sellers or seller’s brokers (listing agents) may still offer cooperative compensation to buyer’s brokers, which will be specified in the listing agreement. No matter who is offering compensation to the buyer’s broker – either the listing broker or seller – compensation offer amounts are no longer permitted to be listed anywhere on MLS.

Do you help with property pricing?

Yes, we provide recent sales and market data, including a Comparative Market Analysis report. We make recommendations as to appropriate pricing based on this sales data while taking into consideration unique features of your property as well as current market conditions.

Why don’t you charge 2.5% or 3% like most other firms in the area?

How much experience do you have?

List Sold LLC is the brainchild of Robin Vaccai, the founder and broker-owner of Beach Bay Real Estate. A licensed real estate professional in Florida since 2015 and a licensed broker since 2017, Robin brings a wealth of experience to the table. Before launching her own company, she honed her skills at several prominent firms, including a national franchise.

In 2020, during the height of the COVID-19 pandemic, Robin took the bold step of establishing Beach Bay Real Estate, transitioning to an independent broker model. Recognizing the need for change in the industry, she set out to create a full-service, discount real estate company that delivers exceptional value to customers. This vision led to the formation of List Sold LLC.

What is the purpose of the $395 service fee?

This service fee helps us cover our out-of-pocket costs, ensuring we can provide you with the best service possible. Once you sign the listing agreement, the fee is due, and we will begin working diligently on your behalf. Please note that once paid the fee remains non-refundable, even if you change your mind or cancel the listing agreement. Thank you for your understanding!
